Allows tenants to conduct their own radon tests at any time; landlords have 30 days to hire a licensed specialist to dispute results, and test results remain valid for 2 years unless building modifications occur

Permits tenants to terminate their lease without penalty or loss of security deposit within the first 90 days if a radon hazard exists and the landlord declines to mitigate, or if the landlord failed to provide required disclosures

Enables tenants to hire a licensed radon mitigation specialist at their own expense, with costs potentially deductible from rent over the lease term if the landlord consents

Prohibits landlords from withholding security deposits to cover radon testing or mitigation costs, except for improperly installed tenant mitigation systems; applies only to leases entered into after the act's effective date
