Requires residential lease agreements to explicitly state responsibility for snow and ice removal in writing

Assigns default responsibility for clearing snow and ice from common areas (driveways, walkways, entryways used by multiple tenants) to the property owner or landlord unless the lease specifies otherwise

Permits landlords and tenants to agree in writing that the tenant will handle snow and ice removal for specific areas, provided the agreement is express, voluntary, and included in the lease

Preserves the authority of local ordinances that impose additional snow removal duties on property owners or occupants for public sidewalks or rights of way

Applies to all residential leases entered into or renewed on or after January 1, 2027
