Expands the definition of "shared facility" in rental property law to include properties where occupants share common areas (kitchen, bathroom, dining area) with either the owner or a lessee of the facility

Requires the designation of a shared facility to be documented in a written statement between the parties that specifically references RSA 540-B

Adds a new definition of "owner" to mean either the owner or lessee of shared facilities throughout the chapter

Excludes from the shared facility definition: transient guest rentals under 90 days, hotel/motel rooms, vacation rentals, and rooms in jails, dormitories, nursing homes, hospitals, group homes, and emergency shelters

Takes effect 60 days after passage
