Establishes maximum lot size requirements for single-family residential uses: 88,000 square feet for lots without municipal/community sewer, 44,000 square feet for lots with municipal/community water, and 22,000 square feet for lots with municipal/community sewer service.

Requires municipalities to apply these limits to a majority of land zoned for single-family residential uses, including both residential zones and non-residential zones that permit single-family homes.

Allows municipalities to require larger lot sizes only if they provide empirical evidence that water or sewer systems cannot support additional homes.

Preserves existing environmental and septic regulations, allowing the Department of Environmental Services and municipal wetlands/septic rules to require larger lots on a case-by-case basis.

Takes effect July 1, 2026, with projected indeterminable cost increases for local governments to amend zoning ordinances and assess infrastructure capacity.
