Owners of seasonal rental units in New Jersey that allow pets must include notice in all advertisements that pets are permitted at the property

If the owner fails to disclose pet allowance in advertisements, renters may cancel their contract and receive a full refund of deposits and payments made to the owner

Renters must notify the owner within 12 hours of taking occupancy, promptly leave, and not return during the contracted stay to qualify for the refund

Real estate licensees and transient space marketplaces (such as online booking platforms) are not liable for violations if the owner failed to provide them with the required pet information

The act takes effect January 1, 2026, with the Commissioner of Community Affairs required to adopt implementing regulations by that date
