Landlords required to obtain municipal certificates of inspection or occupancy must attach a copy to the lease and deliver it to tenants at lease signing, with tenants initialing to acknowledge receipt

Landlords have a 30-day cure period after lease execution to deliver the certificate and obtain tenant acknowledgment if they initially fail to comply

Failure to provide the certificate within the cure period makes the lease voidable at the tenant's option, allowing them to vacate with no further financial obligation

Landlords must return security deposits plus interest within 30 days after a tenant vacates due to the landlord's noncompliance

Bill supplements existing law (N.J.S.A.40:48-2.12m) that allows municipalities to require pre-rental inspections but does not currently mandate disclosure of inspection results to tenants
