Adds "source of lawful income" as a protected class under New Jersey's Law Against Discrimination specifically for housing-related transactions, including rental and mortgage payments

Defines "source of lawful income" broadly to include Section 8 housing choice vouchers, federal/state/local public assistance, nonprofit rental assistance, disability benefits, veterans' benefits, court-ordered payments (child support, alimony), and any form of lawful currency

Prohibits landlords, real estate brokers, and financial institutions from refusing to sell, rent, or lease property based on a tenant's lawful income source, including by applying minimum income requirements not based exclusively on the tenant's portion of rent

Makes it unlawful for real estate professionals to refuse to negotiate, represent properties as unavailable, or discriminate in terms and conditions of sale/rental based on source of lawful income

Authorizes the Division on Civil Rights to investigate complaints and take action against housing discrimination based on source of lawful income
