Requires landlords to distribute eviction prevention information and resources to tenants, in addition to the existing Truth-in-Renting Act statement, at the start of occupancy and at each lease renewal.

Expands the definition of "landlord" to include non-owner-occupied rental premises with one or two dwelling units, which were previously exempt from Truth-in-Renting Act requirements.

Mandates that eviction avoidance materials include information on the New Jersey Eviction Guide, Office of Eviction Prevention, Eviction Prevention Program, and local court Comprehensive Court Eviction Defense and Diversion program.

Increases the penalty for landlord violations of the Truth-in-Renting Act from $100 to $1,000 per offense, and allows tenants to recover attorney's fees, court costs, and related expenses.

Requires tenants to sign an acknowledgement of receipt for the statement and eviction prevention information, which landlords must maintain as proof of compliance.
