Municipalities may adopt ordinances allowing a single exit stairway to serve residential buildings up to six stories for Group R-2 occupancies (buildings with sleeping units or more than two dwelling units with primarily permanent occupants)

The first floor may be used for nonresidential purposes if classified as nonhazardous occupancy by the Commissioner of Community Affairs and served by separate entrances from residential floors

Requirements apply only to new development applications submitted on or after the bill's effective date

Commissioner of Community Affairs must publish regulatory guidance and a model ordinance on the department's website for municipalities to use

Takes effect on the first day of the fourth month following enactment
