Adds "source of lawful income used for rental or mortgage payments" as a protected class under New Jersey's Law Against Discrimination (P.L.1945, c.169)

Defines "source of lawful income" to include Section 8 housing choice vouchers, federal/state/local public assistance, temporary rental assistance programs, nonprofit rental assistance funds, disability benefits, veterans' benefits, court-ordered payments (child support, alimony), and any form of lawful currency

Prohibits landlords and property owners from discriminating against tenants or prospective tenants based on how they lawfully pay rent or mortgage

Grants the Division on Civil Rights authority to receive complaints, investigate, and take action against housing discrimination based on source of lawful income

Applies to all housing accommodations except owner-occupied two-family dwellings renting one unit and single-family residences renting no more than one room
