Restricts affordable housing eligibility to households where at least one member has been a legal New Jersey resident for at least two consecutive years, or has worked in the state at least 35 hours per week for at least two consecutive years

Applies the residency/employment requirement to all new contractual guarantees and deed restrictions for low- or moderate-income housing units taking effect after the bill's enactment

Adds the same eligibility restrictions to the State rental assistance program administered by the Commissioner of Community Affairs, which provides Section 8-comparable vouchers

Sponsored by Assemblyman Erik Peterson (District 23 - Hunterdon, Somerset, and Warren counties) and pre-filed for the 2026 legislative session

Takes effect on the first day of the second month following enactment to allow administrators time to implement the new requirements
