Residential rental units in multiple dwellings with six or more units must be equipped with Internet-capable room temperature reporting devices that measure temperature at least hourly and store readings with timestamps for the preceding 90 days

Devices must be operational from October 31 through May 31 each year, with recorded temperature data accessible to both property owners and tenants via Internet connection

Tenants may refuse installation of the temperature monitoring device in their unit, with owners required to report such refusals to the Department of Community Affairs

Commissioner of Community Affairs must adopt implementing rules and regulations within five months of enactment, covering tenant notice requirements, installation locations, and maintenance procedures

Law takes effect 13 months after enactment to allow preparation time for the department and property owners
