Authorizes municipal governing bodies in New Jersey to enact ordinances allowing them to notify insurance companies of suspected policy violations at rental properties based on reasonably observable activity without entering the premises.

Qualifying activities that may trigger notification include excessive noise violations, visible dangerous overcrowding, underage drinking or illegal drug use, property destruction or vandalism, fighting or violence, and reckless behavior endangering neighbors.

Requires municipalities to designate an official responsible for notifying insurance companies of suspected violations in a time and manner determined by the governing body.

Permits municipalities to request copies of rental property insurance policy terms from property owners.

Supplements P.L.2022, c.92, which requires rental unit owners to maintain liability insurance of at least $500,000 for combined property damage and bodily injury.
