Prohibits sellers and their agents from using AI-generated or heavily photo-edited images that fundamentally alter the appearance of dwelling units or dwelling sites in real estate advertisements for sales or rentals.

Requires all advertising photos to reflect the actual, current state of the property and be no older than five years.

Allows limited use of AI or photo editing software to add furniture and non-fixed items to images, provided the edits do not disguise property flaws.

Mandates disclosure of any AI or photo editing use in advertisements and requires sellers to provide original, unaltered images upon request from buyers or tenants.

Establishes civil penalties of $500 for the first violation and up to $1,000 for subsequent violations, enforceable through Superior Court or municipal court.
