Multiple dwellings with 30 or more units located in municipalities with populations of 50,000 or greater must be equipped with an automated external defibrillator (AED) in an unlocked, accessible location with appropriate signage.

Landlords must inform tenants of defibrillator locations, and any posted property maps must clearly mark where the device is located.

Defibrillators must be tested and maintained according to manufacturer guidelines, and local emergency medical services must be notified of the device type and location.

The bill establishes the Affordable Housing Defibrillator Fund within the Department of Community Affairs to provide grants to owners of inclusionary affordable housing developments to comply with the requirements.

Residents and employees of covered multiple dwellings receive civil liability immunity for acquiring and using defibrillators, and the law takes effect seven months after enactment.
