Prohibits condominium associations from charging insurance deductibles to individual unit owners or groups of unit owners for repairs to common elements or units not intentionally damaged by them

Classifies insurance deductibles on coverage for common elements as "common expenses," meaning all unit owners share the cost proportionately rather than the affected owner paying alone

Amends New Jersey's Condominium Act (P.L.1969, c.257) to ensure unit owners receive the full benefit of risk pooling under association insurance policies

Takes effect immediately upon enactment
