Adds "source of lawful income used for rental or mortgage payments" as a protected class under New Jersey's Law Against Discrimination (P.L.1945, c.169)

Defines "source of lawful income" to include Section 8 housing choice vouchers, federal/state/local public assistance, housing assistance programs, nonprofit rental assistance, disability benefits, veterans' benefits, court-ordered payments such as child support and alimony, and any form of lawfully tendered currency

Prohibits landlords, real estate brokers, and housing providers from discriminating against tenants or prospective tenants based on how they pay their rent or mortgage

Grants the Division on Civil Rights jurisdiction to investigate complaints and take action against housing discrimination based on source of lawful income

Makes violations subject to the same remedies available under existing anti-discrimination law, including compensatory and punitive damages
