Expands automatic sealing of eviction case court files to include cases where the landlord fails to respond to a tenant's sealing motion within 7 judicial days, or where an appeal results in dismissal or denial of the eviction action.

Creates a rebuttable presumption that sealing an eviction record is in the interests of justice when a tenant files a motion to seal more than 1 year after the eviction order was entered.

Requires automatic sealing of court files in unjustified lockout cases when a court finds the lockout was unjustified and the appeal period expires or the finding is affirmed on appeal.

Applies retroactively to eviction and lockout actions filed before, on, or after July 1, 2025.

Takes effect July 1, 2025.
