Construction work on projects more than 300 feet from an occupied residential unit must be allowed to begin by 5 a.m. during April 1 through September 30, applying to all counties and cities statewide regardless of population

Expands existing construction start time protections from only Clark County (population 700,000+) to all Nevada counties and cities

Declarant-controlled common-interest communities cannot restrict construction start times beyond what local ordinances allow during the April 1 to September 30 period

Any existing local ordinances or HOA governing documents that are more restrictive than the 5 a.m. start time for projects over 300 feet from residences are void and unenforceable upon the act's effective date

"Residential unit" includes single-family homes, condominiums, townhouses, duplexes, and multifamily dwellings, but excludes time shares
