Caps total residential property purchases by corporations, LLCs, and their affiliates at 100 units per calendar year statewide, with exceptions for intracorporate transfers, newly constructed units, mobile/manufactured homes, and apartment buildings

Requires corporations and LLCs owning 10 or more residential units to register with the Secretary of State's Securities Division before each purchase and obtain a certificate of registration

Creates a publicly available online registry of corporate and LLC residential property owners, excluding family trust companies and housing authorities from the definition of "corporation"

Prohibits county recorders from recording deeds for corporate/LLC residential purchases without the accompanying registration certificate, and requires recorders to share compliance information with the Secretary of State upon request

Authorizes the Attorney General to seek injunctions against violators and takes effect January 1, 2026, with immediate effect for regulation adoption and administrative preparation
