Builders of one- or two-family dwellings with fewer than three stories must provide buyers with written materials prepared by the Office of Fire Prevention and Control detailing the benefits and cost factors of automatic fire sprinkler systems before entering into a construction contract.

Upon buyer request, builders must install an automatic fire sprinkler system in the dwelling at the buyer's expense.

The Office of Fire Prevention and Control is directed to prepare written materials detailing sprinkler system benefits and cost factors on or before the bill's effective date.

The act takes effect 120 days after becoming law, with immediate authorization for the Office of Fire Prevention and Control to begin preparing required materials.

The act expires and repeals upon adoption of equivalent fire sprinkler requirements in the New York State Uniform Fire Prevention and Building Code based on the 2009 International Residential Code standards.
