Authorizes the town of Brookhaven in Suffolk County to discontinue and sell parkland (approximately 6,054 square feet) known as part of Lot 124 on the Map of Crystal Beach, Section 2 to Michael Christopher Trimarco for residential improvements.

Requires Trimarco to convey replacement parkland (approximately 18,797 square feet) known as part of Lot 123 on the same map to the town of Brookhaven prior to the sale, which the town must acquire and dedicate as parklands.

If the fair market value of the replacement parkland is less than the value of the land being sold, the town must dedicate the difference in value toward acquiring additional parklands or making capital improvements to existing park and recreational facilities.

Requires compliance with all federal requirements and secretary of the interior approval if the town previously received federal funding for the parkland being alienated, ensuring replacement land is equivalent in fair market value and usefulness.

Takes effect immediately upon enactment.
