Requires all advertisements for short-term rentals of private dwellings (less than 30 consecutive days) to publicly disclose the exact physical address including street name, number, apartment number, borough, town, and county.

Establishes civil penalties for violations: $1,000 for the first violation, $5,000 for the second violation, and $7,500 for the third and subsequent violations.

Defines "advertise" to include any form of marketing communication across media such as newspapers, magazines, websites, television, radio, signage, and text messages.

Applies the definition of "private dwelling" from the existing Multiple Dwelling Law.

Takes effect immediately upon enactment.
