Removes the exemption from nondiscrimination requirements for advertisements and inquiries related to rental of apartments in owner-occupied two-unit dwellings where the owner resides in one unit.

Eliminates the exemption for discriminatory advertising or inquiries regarding room rentals in owner-occupied dwellings where the owner resides.

Provides that properties lose their exemption from full nondiscrimination coverage if they engage in unlawful discriminatory conduct in advertising or inquiries.

Maintains existing exemptions for same-sex room restrictions, senior housing (age 55+, 62+), and familial status restrictions that comply with federal Fair Housing Act standards.

Takes effect on the same date as Chapter 8 of the Laws of 2019.
