Amends the Public Housing Law to require the commissioner of housing and community renewal to conduct annual audits of the Affordable New York housing program established under Real Property Tax Law Section 421-a.

Audit shall review properties receiving program benefits to verify owner compliance with rent registration, affordability, rent overcharge, and application requirements.

Audit shall also review units within geographic exclusion areas, including those added in 2007, to ensure compliance with affordability requirements.

Commissioner must publish audit results annually by December 31st and make them publicly available on the division's website.

Initial audit must include all properties currently or previously receiving benefits under the program, conducted in consultation with the state comptroller; subsequent annual audits need only cover properties that received benefits in the prior year.
