Amends the definition of "heirs property" under Real Property Actions and Proceedings Law Section 993 to include an additional requirement that the property be used for residential or agricultural purposes.

Modifies the criteria for qualifying as heirs property by restructuring the ownership threshold conditions into subsection (iv) with four alternative qualifying scenarios.

Maintains existing requirements that property must be held in tenancy in common with no binding partition agreement and that at least one co-tenant acquired title from a relative.

Takes effect immediately and applies to all partition actions and proceedings pending on or after the effective date.
