Authorizes the Town of Islip to discontinue parkland designation and lease approximately 0.59 acres to J.P. Supreme Caterers, Inc. (d/b/a Nicky's on the Bay) for up to 40 years at fair market value.

Lessee may renovate the property and operate a fuel dock and restaurant on the leased lands.

Requires the Town of Islip to dedicate all lease proceeds toward acquisition of new parklands and/or capital improvements to existing park and recreational facilities.

Lease automatically terminates and property reverts to the town for public park use if the fuel dock and restaurant cease operations; the lessee must remove improvements and restore the property to its previous condition.

Town must comply with all federal requirements for parkland alienation, including obtaining approval from the Secretary of the Interior if the property received federal funding for purchase, maintenance, or improvement.
