Requires landlords to provide written commercial lease contracts to tenants, in paper or electronic format.

Written contracts must include property address, contact information for owner and tenant, lease term with start and end dates, monthly rent and due date, renewal options, explanation of additional fees, and responsibilities of both parties.

Allows commercial tenants to request inclusion or exclusion of occupancy start date and duration information in the written contract.

Permits tenants who do not receive a written contract to withhold rent after 30 days and suspend all payments after 60 days, with landlords forfeiting payments for the period prior to lease issuance.

Takes effect immediately and applies to all commercial lease contracts entered into, renewed, modified, or amended on or after the effective date.
