Protections continue to apply to tenants or their spouses who are 62 years or older or have qualifying permanent disabilities that prevent substantial gainful employment

Applies immediately to any tenant in possession at the time of enactment, including cases where landlord proceedings began before the law takes effect

Replaces gendered pronouns ("he or she," "his or her") with gender-neutral language ("such owner," "such owner's") throughout the relevant statute
