Directs the Commissioner of Transportation to grant a perpetual conservation easement over state-owned lands in the Setauket-Port Jefferson Station Greenway corridor in Suffolk County

Prohibits residential, commercial, industrial, or roadway development on the protected lands while permitting passive recreation including trails, walking paths, habitat restoration, and environmental education

Easement may be granted to NYS Office of Parks, Recreation and Historic Preservation, Suffolk County, Town of Brookhaven, or a qualified not-for-profit conservation organization

Allows limited boundary adjustments or trail re-routing only if there is no net loss of acreage, replacement lands of equal or greater value are protected, and the Commissioner of Environmental Conservation approves

Requires a 30-day public comment period and written findings for any easement amendments, with a survey and metes and bounds description to be filed prior to conveyance
