Requires cities to allow construction of dwellings for up to 4 families on any lot in residential districts, and up to 6 families on lots within one-quarter mile of MTA, Port Authority, or NJ Transit commuter rail or subway stations

Requires villages to allow construction of dwellings for up to 2 families on any lot in residential districts, and up to 6 families on lots within one-quarter mile of transit stations

Municipalities must comply with these requirements within 180 days of the law taking effect, including revising any non-compliant local laws, regulations, or policies
