Requires all real property conveyances to include bold warning language stating "YOU ARE HEREBY MADE AWARE THAT BY SIGNING THIS DEED YOU ARE TRANSFERRING OWNERSHIP OF YOUR LAND OR HOME" with a notarized signature line for the transferor

Makes it a class E felony to use a deed without the required warning language or to complete a deed transfer without the transferor signing the acknowledgement

Prohibits deed transfers from borrowers to mortgage servicers when transferred as part of a mortgage modification, declaring such transfers invalid

Authorizes the Department of Financial Services to investigate deed transfers that violate the mortgage servicer prohibition

Grants the Superintendent of Financial Services authority to establish methods and standards for receiving and investigating claims of fraudulent deed transfers
