Authorizes county recorders to redact discriminatory covenants from real property instruments displayed on the internet or record modifications of those instruments upon request.

Defines "discriminatory covenant" as any provision forbidding or restricting property conveyance, encumbrance, leasing, or mortgaging based on race, color, religion, sex, military status, familial status, ancestry, disability, or national origin.

Allows attorneys, title insurance companies/agents at time of property transfer, or homeowners of record at any time to request redaction or modification of discriminatory covenants at no charge.

Provides immunity from civil liability for persons who in good faith deliver instruments containing void and unenforceable discriminatory covenants to the county recorder, unless they represent the covenant as valid or attempt to enforce it.

Permits county recorders to refuse redaction or modification requests in writing if the language does not meet the definition of a discriminatory covenant.
