Record owners may request county sheriffs to immediately remove unauthorized occupants from residential property after providing 3 days written notice, submitting a sworn complaint form with proof of ownership, and attesting the occupant is not a tenant, family member, property owner, or party to pending litigation

Sheriffs must serve notice to vacate without delay upon receiving a compliant complaint, may arrest occupants for trespass or other offenses, and can charge hourly fees to stand by while owners change locks and remove belongings

Creates new felony offense of "title fraud" for presenting false lease/deed documents to remain on property (5th degree felony) or listing, renting, selling, or encumbering property without legal authority (4th degree felony)

Adds criminal mischief offense (5th degree felony, 4th for repeat offenders) for unlawfully occupying a residential dwelling and intentionally causing at least $1,000 in damages

Wrongfully removed occupants may sue within 2 years for actual damages, triple monthly fair market rent, costs, and attorney's fees; false statements on removal complaints constitute perjury
