Creates the Housing Accelerator Fund with $50 million appropriated for fiscal year 2026 and $50 million for fiscal year 2027 to provide grants to townships and municipalities that adopt at least three pro-housing policies

Qualifying pro-housing policies include: eliminating or reducing parking requirements, allowing four or more dwelling units on parcels in at least 75% of territory, repealing minimum lot size requirements, reducing single-family-only zoning by at least 50%, and allowing accessory dwelling units

Grants are distributed annually to the first 50 qualifying applicants each fiscal year, with no single township or municipality receiving more than 15% of total available funds

At least 25% of funds are reserved for communities that adopt six or more pro-housing policies; remaining funds are allocated based on population

Grant recipients must use at least half of funds for specified housing purposes including capital for housing development, first-time homebuyer support, home repairs for low-income homeowners, and site acquisition; misuse results in a five-year funding ban
