Landlords must notify tenants of rent payment defaults and the amount owed within 60 days of the default occurring

If a landlord fails to provide timely notice, they cannot begin eviction proceedings until they provide written notice, wait at least 90 days, and offer to negotiate a payment plan with the tenant

When a landlord and tenant agree on a payment plan, the landlord cannot pursue eviction unless the tenant fails to comply with the plan's terms

If no payment plan is reached, the landlord may begin eviction proceedings after 90 days have elapsed from the date of the written notice
