Authorizes courts to issue orders protecting and preserving abandoned or vacated mortgaged properties during foreclosure proceedings upon motion by the plaintiff/mortgagee.

Requires sheriffs to inspect properties within 3 days of receiving a written request, determine occupancy status, and post hearing notices or serve occupants; authorizes sheriffs to charge up to $150 for inspection services.

Establishes notice requirements including posting on the property, service on occupants, and optional publication in a newspaper twice in the 15 days before the hearing; posting is deemed proper notice to all parties.

Allows courts to grant protective orders if the defendant/mortgagor fails to appear or cannot demonstrate they are occupying the property or willing to maintain it; failure to comply with court orders is contempt of court.

Effective November 1, 2011.
