HB 1667 Summary

• Amends 60 O.S. 2011, Section 833 (Residential Property Condition Disclosure Act) to expand required disclosures sellers must provide to buyers.

• Adds two new disclosure items: existence of a storm shelter on the property and existence of structural connectors or ties used to make the structure more resistant to high winds.

• Requires sellers to provide either a property disclaimer statement (if they never occupied the property) or a detailed property condition disclosure statement covering structural systems, plumbing, electrical systems, hazardous materials, prior methamphetamine manufacturing, and other defects.

• Names the legislation the "Ryan and Cole Hamil Act."

• Effective date: November 1, 2013.
