Amends 60 O.S. 2011, Section 833 to modify the Residential Property Condition Disclosure Act regarding seller disclosures to property purchasers.

Sellers must provide either a written property disclaimer statement (stating seller never occupied property and makes no disclosures) or a written property condition disclosure statement on forms established by the Oklahoma Real Estate Commission.

Adds "existence of any section line easements on the property" as a required disclosure item that sellers must disclose if they have actual knowledge of it.

Requires the disclaimer or disclosure statement to be completed, signed, and dated by the seller, with the completion date no more than 180 days prior to the purchaser's receipt of the statement.

Act becomes effective November 1, 2016.
