Landlords may charge tenants with pets either a pet deposit or a pet fee, but not both simultaneously

Pet deposits must be refundable, one-time payments held in escrow, with unused portions returned to tenants if damages do not exceed the deposit amount

Pet fees must be nonrefundable, one-time payments not tied to actual damages

Landlords are prohibited from charging pet rent, defined as any recurring payment for having a pet on leased premises
