Tenants who receive a landlord's notice to terminate at the end of a fixed-term lease may give their own 30-day written notice to end the tenancy early

Tenants exercising this early termination right are not liable for early termination fees under ORS 90.302(2)(e) or any rent that would have accrued after leaving

The tenant must both provide the termination date in writing and return possession of the premises to avoid further rent obligations

Applies only to fixed-term rental agreements entered on or after the effective date of the Act
