Landlords cannot terminate tenancies for no-fault reasons (renovations, landlord move-in, or sale to owner-occupant) during the school year if the tenant or occupant is a K-12 student under 18 or a teacher

No-fault terminations require 90 days written notice with the termination date extended to the day after the school term ends for protected tenants

Landlords terminating tenancies for no-fault reasons must pay tenants one month's rent at the time of notice, unless the landlord owns four or fewer residential units

Landlords who violate these protections are liable for three months' rent plus actual damages, and tenants can use the violation as a defense against eviction

Protections do not apply to month-to-month tenancies in manufactured dwelling parks or marinas, or to terminations based on tenant fault
