Requires installation of fuel gas detectors in rooms containing propane, natural gas, or liquefied petroleum gas appliances in residential and commercial buildings throughout Pennsylvania

Mandates single-family and multifamily home owners install detectors upon property transfer or change of occupancy; landlords must provide working detectors at each new tenancy and repair defective units after written tenant notification

Detectors must meet Underwriters Laboratories Standard 1484 or 2075 and be installed per manufacturer requirements and National Fire Protection Association 715 standard

Municipalities that enforce the Pennsylvania Construction Code Act will enforce this law; otherwise the Department of Labor and Industry has enforcement authority, with civil fines up to $500 per violation

Takes effect January 1, 2027, with liability protections for owners who inspect detectors after installation and before each new tenant occupancy
