Condominiums 20 years or older must commission a conditions survey by a licensed engineer, architect, or building inspector to identify safety hazards, structural repairs, and replacement timelines

Declarants must complete both a conditions survey and initial reserves study within 6 months after final construction phase; associations must conduct reserves studies or updates every 5 years thereafter

Reserve studies must be conducted by a Community Associations Institute-certified specialist or licensed professional engineer and shared with unit owners within 60 days of completion

Associations must maintain a separate reserves account funded by at least 15% of monthly assessments by January 1, 2027, restricted to structural repairs and studies identified in surveys
