Declares restrictive covenants void and unenforceable when they prevent land from being used for grocery stores, supermarkets, or other retail establishments selling fresh food for off-premises consumption.

Exempts restrictive covenants when a grocery store relocates within one-half mile of its original location, opens within one year of closure, and the covenant on the discontinued site lasts no more than 18 months.

Does not apply retroactively to restrictive covenants or agreements entered into before the act's effective date.

Includes a severability clause allowing other portions of the act to remain in effect if any portion is found unlawful by a court.

Takes effect upon passage.
