Clarifies deductible responsibility: losses solely to common elements are common expenses; losses solely to one unit make that unit owner responsible for the deductible and unpaid amounts; multi-unit losses with singular deductibles are apportioned proportionally based on damage amounts.

Requires unit owners to maintain property insurance covering the association's deductible amount if the association maintains property insurance on units, and to maintain full property insurance on their units if the association does not.

Entitles unit owners to receive written copies of insurance damage appraisals within 14 calendar days of their request or the association's receipt of the appraisal, whichever is later.

Authorizes governing boards to manage insurance proceeds and carry out repairs to common elements and units, including performing reconstruction in lieu of distributing proceeds to unit owners.

Removes the association's obligation to apply common expenses toward a unit loss if the unit owner fails to maintain required insurance coverage.
