Establishes "enhanced life estate deeds" (also known as "Lady Bird deeds") in South Carolina, allowing property owners to transfer real property to designated beneficiaries upon death while retaining full control during their lifetime

Grantors retain complete authority over the property, including the right to sell, mortgage, lease, revoke, or amend the deed without requiring consent from remainder beneficiaries

Property held in an enhanced life estate deed passes directly to beneficiaries upon the grantor's death without probate proceedings and is not subject to creditors' claims unless created to defraud creditors

Property in an enhanced life estate deed is not treated as a gift for Medicaid eligibility purposes and is not subject to Medicaid estate recovery if the deed complies with federal and state requirements

Deeds must be recorded with the register of deeds or clerk of court in each county where the property is located, and any amendments or revocations must also be filed
