Requires multi-story buildings (4+ stories or 49+ feet) located within 3 miles of the South Carolina Atlantic coastline and at least 15 years old to undergo full structural inspections every 5 years as a condition for property insurance renewal

Inspections must be performed by certified structural experts, defined as licensed professional engineers with structural engineering experience or equivalent credentials approved by the Department of Insurance

The Department of Insurance must create and maintain a publicly-accessible online database of certified structural experts

Insurers may use structural inspection findings when deciding whether to renew, nonrenew, or conditionally renew property insurance policies for covered buildings

Renewed policies must provide full coverage for building loss or damage up to policy limits, plus reasonable alternative living expenses if occupants must evacuate due to structural deficiencies identified between inspections; effective for policies issued or renewed after December 31, 2026
