Prohibits business entities that own 100 or more single-family rental homes in qualifying Tennessee counties from purchasing additional single-family homes for non-residential purposes

Applies only to "qualifying counties" with populations greater than 150,000 according to the 2020 or subsequent federal census

Authorizes the Attorney General and aggrieved individuals to bring civil actions against violators, with penalties of up to $100 per day per home acquired in violation

Courts may award equitable relief, compensatory damages, attorney's fees, and punitive damages up to $50,000 or three times total damages, whichever is greater

Takes effect immediately upon becoming law and applies to contracts entered into on or after that date
