Prohibits homeowners' associations and condominium associations from banning unit owners from installing electric vehicle charging stations for personal use on their own property or designated parking locations

Allows associations to establish reasonable restrictions on the number, size, placement, and manner of installation of EV charging stations on owners' property exteriors

Permits associations to prohibit or restrict EV charging stations on common areas, except when an owner's designated parking spot is located within a common area

Requires property owners to indemnify and hold associations harmless from all liability related to their charging stations, and associations may mandate owners obtain insurance naming the association as insured

Takes effect July 1, 2026, applying to actions and declarations entered into, renewed, or amended on or after that date
